DP 374 - Business Park
APPROVED
Solterra Developments is proposing a three-lot subdivision at the corner of Pioneer Way between Queens Way and Discovery Way. If watercourses are present on or adjacent to a property, subdivision of land requires a Development Permit (DP) as per DP Area 11 Protection of Riparian Areas in order to establish riparian setbacks, and to ensure adequate developable area remains after the subdivision of the land. The ditch along Pioneer Way triggers this Development Permit requirement. However, it is important to note that enclosure of the Pioneer Way ditch has been identified on the District of Squamish’s list of Development Cost Charge improvements (time horizon unknown). Therefore, if approved, DP No. 374 would establish a 5 meter riparian buffer be maintained from the Pioneer Way ditch until such time that the ditch gets enclosed.
