Downtown Squamish Viewscape Study

Background

Squamish’s viewscape study journey started with the 2017 Official Community Plan (OCP), where extensive public engagement helped understand community values and needs across the District and Downtown.

As part of the OCP work, a new policy was created to complete a downtown view corridor study to identify important public realm view corridors that should be protected during the development process. For Squamish, the viewscapes desired to be preserve are the natural surrounding landscapes.

Viewscape locations for this study were chosen from the OCP’s– Downtown Open Spaces Plan. All public parks, corner plaza’s and high streets were reviewed as part of the Viewscape Study.

Public Engagement

Public engagement on the Downtown Viewscape Study started in July of 2022. Engagement consisted of an online survey, in-person walking tours, and site-specific sessions. Further engagement with Squamish Nation specifically regarding viewscape impacts of Oceanfront Development on St’á7mes Reserve land 24 is being coordinated in partnership with the District of Squamish and Squamish Nation. Squamish Nation’s Language and Culture team have assisted the District immensely in ensuring Squamish Nation names of views are appropriately labeled and spelt correctly.  View the full survey results.

Overview Map

This map highlights where nine locations and 31 views in the study are located. It also highlights the 9 different views from the Downtown considered in the survey and massing exercise. The map also generally highlights what properties were considered in the massing  exercise, purple being District of Squamish owned and blue being privately owned. Some views included in the survey were not included in the consultant massing visuals. Rationale:

  • The Waterfront nodes in the OCP Open Space Plan viewscapes are being considered through the Waterfront Landing South Rezoning application and will be included in the final Viewscape Guidelines.
  • Vacant properties at the Victoria/Second intersection are currently under development and therefore no future adjustments to preserve views will be practical.

Click on each view below to learn more about the view, what survey respondents said about the view (quotes and survey results), and see visuals on what extent a view could possibly be protected “Proposed Possible” in comparison to current zoning allowances “Currently Possible”.

  • Proposed Possible: This represents the viewscape protection that could be proposed through either restricting the number of storeys (height) or massing of development (upper storey setbacks), or combination of both.

  • Currently Possible: This is the viewscape that is currently possible for future development based on current zoning allowances.
